Excused Absences for Upcoming BOD Meeting
All absence requests and resignation notifications to the Board of Directors meeting in Washington in May at the 2016 REALTORS® Legislative Meetings & Trade Expo must be submitted to NAR by 4 p.m. on Friday, May 13. Directors must be listed on the roster to vote at the meeting on May 14. To confirm your 2016 directors, go to Committee & Director Appointments on and view Board of Directors Appointments by name or state. AEC Core Standards Work Group Report
The Association Executives Committee will consider the AEC Core Standards Work Group’s recommended enhancements to NAR’s Organizational Alignment/Core Standards during the May 11, AEC meeting at the Legislative Meetings in Washington, D.C. The work group met earlier this year to review the Organizational Alignment/Core Standards policy and to determine whether enhancements to the policy or to the compliance certification process should be recommended to the Board of Directors. If the report and amendments to the policy and to the appeal hearing process are approved by the AEC, then the amendments will be recommended to the Executive Committee and Board of Directors. If approved, changes to the Core Standards will be implemented effective with the third cycle, which begins July 1, 2016. NAR Highlights Value of ABR® Designation
Amid the continuing a shortage of houses available for sale across the country, NAR issued a news release today highlighting the value for home buyers of working with a REALTOR® who has an Accredited Buyer's Representative® designation from the Real Estate Buyer’s Agent Council, a wholly-owned subsidiary of NAR. As of the end of February, 1.88 million existing homes were available for sale, 1.1 percent lower than last year and enough to last for 4.4 months at the current sales pace, which is below the roughly six-month supply level needed for a balanced market between buyers and sellers.

NAR Asks Senate to Streamline RHS Loans
NAR has sent a letter to the Senate Subcommittee on Rural Development and Energy underscoring the importance of allowing the Rural Housing Service (RHS) to use approved lenders as delegated underwriters, a change that would streamline the processing of loans guaranteed by the agency. The Housing Opportunity Through Modernization Act, which was passed unanimously by the House in February and is now awaiting a vote by the Senate, would give RHS that authority. Today, lenders can underwrite RHS-guaranteed loans, but each loan must go past an official at RHS for final approval. More.

NAR Presses HUD on Mortgage Insurance
NAR has asked federal housing officials to stop requiring home owners who use FHA-backed mortgages with initial loan-to-value (LTV) ratios of more than 90 percent to pay mortgage insurance premiums for the life of the loan. In a letter to HUD, NAR said it is possible to allow borrowers to stop paying the premiums when their LTV ratio reaches 78 percent without harming the Mutual Mortgage Insurance Fund. Details.

Tax Rules Vary When Foreigners Buy, Sell
A law the federal government enacted at the end of 2015 changes the amount of taxes buyers must withhold if the seller of U.S. property is a foreigner. Join the 424 state and local REALTOR® Associations participating in the Phone-a-Friend for RPAC phone bank initiative.  Visit the REALTOR® Action Center to sign up, learn more about the program or attend a training session.  While phone bank events can be conducted through December, every state and local association should be committed to participating in the program by the REALTORS® Legislative Meetings & Trade Expo in May.

Professional Standards Administrator Training Available
Join the Northern Virginia Association of REALTORS® (NVAR) and the Pennsylvania Association of REALTORS® for a professional standards administrator certification training session on June 13 at NVAR’s headquarters in Fairfax, Va., near Washington, D.C. The course is designed for experienced professional standards administrators as well as people who are new to the field. RPAC Fundraising Awards
The 2015 RPAC Fundraising Awards ceremony will take place on Wednesday, May 11, from 6-7:30 p.m., in the Marriott Wardman Park ballroom, during the REALTORS® Legislative Meetings & Expo. Three new awards—the State Performance Achievement Award, the Highest Percentage of National Fundraising Goal and the Most Improved Overall Fundraising awards—will be presented for the first time during the ceremony.

Webcast: Selling Homes with Reverse Mortgages
NAR will host a live webcast about the issues affecting the sale of a home with a reverse mortgage. Among the questions your members will have answered: Are you dealing with the owner or a trustee? Does a child of the owner have the right of first refusal to buy the property? What happens if the market value of the house is less than the balance on the reverse mortgage?
